January
Toscana is now fully operational with 32 villas facing three swimming pools (one saltwater pool and two fresh) and the sea.

October
The topping-out ceremony for The Residences at Alphaland Makati Place was held.

2013

January
St. Tropez was formally opened with 52 hotel suites and several restaurants.

Balesin Island Club acquired a second British Aerospace Jetstream 32, bringing its total fleet count to 2 BAe Jetstream 32s and 2 Cessna Grand Caravans.

February
Construction of the Departure Lounge at Balesin Island Club was completed. It will facilitate a more efficient check-in and check-out procedure and optimize the turn-around schedules of aircraft.

April
Balesin Island Club added a Dornier 328 twin turbo prop to its fleet of aircraft. The Dornier is able to seat 31, bringing the daily carrying capacity count to over 300 passengers.

May
The Sala dining facilities of Costa del Sol were inaugurated.

June
Balesin Island Club completed its Conference Center, bringing its total count to five conference rooms each accommodating up to 30 persons.

St. Tropez opened two additonal restaurants, the L'Escale and Le Neptune.  

The Casa Grande at Costa del Sol Village on Balesin Island was completed.

Alphaland announced its major new project in Baguio -  Alphaland Mountain Lodges. 

Alphaland launched and opened the Alphaland Tower, its newest premium-grade office building located at 6789 Ayala Avenue. The tower is the only precertified, Grade-A tower of its kind along Ayala Avenue, Makati City.

July
The six casas at Costa del Sol were completed. Malaga, Fuengirola, and Estepona  are located on the north side of the Casa Grande while Marbella Ronda, and Torremolinos are on the south side.

August
Alphaland celebrated the 4th anniversary of its Alphaland Southgate Tower and Mall.

The City Club at Alphaland Makati Place, Makati's newest enclave of exclusivity, held a special soft opening launch  on August 28, 2013. The three hectares of carefully crafted spaces dedicated to fulfilling the most demanding lifestyle needs. Envisioned as a members’ only club with a tastefully designed interior, it has three floors that cater to all business, lifestyle, and fitness requirements.

September
Costa del Sol is in full operation, with 48 spacious and cozy villas.

Completion of the Segway trail, Picnic Grove and the Soccer Field.

The City Club at Alphaland Makati Place, developed by Alphaland Corporation, was formally launched on September 5, 2014. A 3-hectare complex composed of 52 business, wellness and leisure facilities, the club is located along Ayala Avenue Extension. The launch was a fun affair, with guests enjoying the free flowing food and drinks and the guided tour of the club's facilities. Vice-president of the Philippines  Jejomar C. Binay, Sr. was the evening's guest of honor.

October
Completion of the Mykonos Beach Villas, comprising a total of 32 spacious units named after mythological Greek deities - Apollo, Artemis, Athena, Poseidon, Dionysius and Hermes.

December
Alphaland together with PhilWeb Corporation had their 2nd Gift Giving CSR Project in Balesin Island. Hundreds of families from the Barangay Balesin community were the recipients of noche buena packages distributed by volunteers from both companies, headed by Atty. Mario Oreta.

January
Start of construction of Mykonos, Bali, and St. Tropez villages on Balesin Island.

February
Completed structural/civil works and on going finishing works for the remaining 33 destination villas of the Balesin Village on Balesin Island.

Alphaland Balesin Island Resort Corporation obtained endorsement for the development of Balesin Island from the Department of Tourism (DOT) for the Project’s registration with the Philippines Economic Zone Authority (PEZA). This Project consists of a world class integrated tourism complex comprising of 6 clusters of villas, swimming pools, spa, equestrian area, sports & aquatic center, seaport, 1.5 km airfield, helipad, specialty restaurants, wharf, and Thalasso therapy center.

March
Completion of the Balesin Village and the Equestrian Center.

April
Formation of Alphaland Bay City Corporation (formerly A.A. Land Properties Developers Corporation). This corporation is the joint venture corporation of Alphaland Development, Inc. and D.M. Wenceslao and Associates, Inc. for the development of 32 hectares, more or less, of reclaimed land in Aseana Business Park, Parañaque City.

May
The Securities and Exchange Commission approved the increase in the authorized capital stock of Alphaland Balesin Island Club, Inc. from 1.5M divided into 10,000 Class A Common and 5,000 Class B Preferred Shares both with par value of 100.00 each to 2.1M divided into 14,000 Class A Common and 7,000 Class B Preferred Shares both with par value of 100.00 each.

June
Alphaland Balesin Island Resort Corporation entered into a Memorandum of Agreement with the Department of Environment and Natural Resources (DENR) for the creation of a Multi-partite Monitoring Team Environmental Monitoring Fund and the Environmental Guarantee Fund. These funds will serve as the source for the indemnification of damages, which may be caused by the development and operation of the Alphaland Balesin Island project. These will also fund the immediate rehabilitation and/or restoration of affected ecosystems in Balesin Island and the expenses for the necessary environmental monitoring and surveillance activities.

July
Alphaland Balesin Island Resort Corporation obtained a Certificate of Ownership and Certificate of Philippine Registry for MB “ALPHA ONE” from the Maritime Industry Authority (MARINA).

Alphaland Balesin Island Resort Corporation obtained a Zoning Certificate classifying the 50,000 square meters located at Balesin island Polillo Quezon as residential lots. 

September
Alphaland Makati Place, Inc. obtained a Certificate of Registration from the Housing and Land Use Regulatory Board (HLURB) for the Makati Place Project.

October
Alphaland Makati Place, Inc. obtained its pemanent license to sell for Tower 1 of the Alphaland Makati Place from the Housing and Land Use Regulatory Board (HLURB).

Alphaland Makati Tower, Inc. appliead for a license to sell for the Alphaland Makati Tower with the HLURB.

November
The City Government of Makati thru the passage of City Ordinance No. 2012-082 approved the Master Development Plan of the Makati Place Project, which includes among others the increase of the floor area ratio of the said project from FAR 8 to FAR 12.

2011

January
Alphaland finished excavation works for the Alphaland Makati Place to allow the completion of the podium by 2012.

Alphaland had Advanced Contact Solutions, Inc. (ACS) sign the lease for 7,309 square meters in the Alphaland Southgate Tower.

February
Alphaland achieved 82% occupancy for Alphaland Southgate Tower, housing offices of Alphaland, PhilWeb, Atok-Big Wedge, Teleperformance, ACS, GHD PTY, Rainmaker Asia, Genie Technologies, and Jorge Yulo Architects and Associates.

The Department of Environment and Natural Resources granted Alphaland its Environmental Compliance Certificate for Balesin Island Club.

Alphaland Makati Tower received its pre-certified Gold LEED standard rating.

Alphaland awarded its Civil / Structural and Partial Architecture contract package including the retrofitting works for Alphaland Makati Tower.

March
The Securities and Exchange Commission approved the registration of securities to be offered by Alphaland Balesin Island Club Inc. (ABICI) consisting of 391 primary preferred shares and 3,519 secondary shares at a maximum price of P2 million a share.

April
Alphaland issued 147,375,70 common shares to D.M. Wenceslao & Associates, Inc (DMWAI) at an issue price of Php 10.00 per share, thus representing approximately 9.35% of the outstanding capital stock of the company. 

Alphaland’s Cessna Grand Caravan was delivered to provide air ferry service for Balesin Island.

First concrete pouring for the Alphaland Makati Place, which symbolizes start of construction of the sub and super structure of the project.

First concrete pouring for the Alphaland Makati Tower, marking the start of construction of the 34-storey, glass-clad, office tower.

Alphaland reported that its net income surged to P1.25 billion last year from P73.9 million in 2009. Tenant occupancy reportedly jumped by 87% for the Alphaland Southgate Mall and 82% in Alphaland Southgate Tower, compared to76% and 10% recorded respectively in the previous year.

June
Alphaland, together with Chef Billy King, celebrated the official launch of Alphaland 6th Floor, which includes The Alpha, The Tents, Ukiyo, and Tabacalera Cigar Divan. This grand event was held at The Tents, which is the newest high-end events place in the city. In the same event, Alphaland presented the Alphaland Makati Place model units, which are also situated on the 6th floor of the Alphaland Southgate Tower. Alphaland issued 408.15 million shares to existing shareholders Alphaland Holdings (Singapore) Pte. Ltd., Masrickstar Corp., Boerstar Corp., and Azurestar Corp. Out of the 408.15 million issued shares to existing shareholders at P10 apiece, Alphaland Holdings will receive 259.17 million shares; Masrickstar, 100 million; Boerstar, 40.82 million; and Azurestar, 8.16 million.

Alorica, a premier business process outsourcing company, opened its latest facility in Alphaland Southgate Tower. The new office has a 2500-seat capacity, making Alorica’s largest base in operation in the Philippines to date.  

August
Alphaland celebrated the 2nd anniversary of its Alphaland Southgate Tower and Mall.

September
Alphaland Makati Place was launched on September 8 at The Tents at Alphaland Southgate Tower. The project is composed of three residential towers, a three-storey mall and a two-hectare City Club. During the launch guests had a chance to experience first-hand the completely automated model units which boast of future-perfect technology and green building practices. The One-Bedroom, Two-Bedroom, and Premium Two-Bedroom units have an area of 63 sq. m., 90 sq. m., and 120 sq. m., respectively, and come with top-of-the-line fixtures and appliances. The City Club, located at the top half of the 6-storey podium, has the most number of amenities in the metro.

Upgrading of two reverse osmosis plants from 20,000 gallons per day (gpd) to 40,000 gpd was accomplished in Balesin Island.

The hangar on Balesin Island was completed.

November
Alphaland Southgate Tower nears full occupancy as an existing tenant took the remaining space in the 4th floor to increase the total leased area to 97.7

December
Alphaland Southgate Tower reached full occupancy.

Alphaland Makati Place podium reached a 36% level of completion.

Structural work of the 1-BR model unit for Mykonos Village has been completed.

Construction for the Taverna of Mykonos Village was started.

Incorporation of Alphaland Heavy Equipment Corporation (AHEC) for the purpose of creating a pool of equipment which can be leased or sold to local government units, government departments, or private entities, to construct and repair damaged infrastructure. The authorized capital of AHEC is Php 1,000,000,000 the initial subscribed capital is Php 250,000,000 with paid-in capital at Php 100,000,000 contributed equally by the 50-50 joint venture partners Alphaland Development Inc. and Fabricom – XCMG Philippines Inc. 

March
Groundbreaking of Alphaland Makati Place. 

Alphaland signs a Memorandum of Agreement with Akean Resorts, Inc. for the development of a 500-hectare property located in Nabas, Aklan on Panay Island, into a resort community comprising vacation residential estates, beachfront commercial properties, clubhouse amenities and other components to achieve a fully integrated and sustainable resort development to be known as Alphaland Boracay Gateway. 

April
Alphaland signs a Memorandum of Agreement with Balesin Corporation to acquire 380 hectares of beach property located in Balesin Island, Pollillo, Quezon intended for development of a resort community to be known as the Alphaland Balesin Island Resort. 

Alphaland signs Omnibus Loan and Security Agreement with Development Bank of the Philippines, Land Bank of the Philippines, Bank of Commerce and Maybank Philippines securing P1.75Bn in financing for the development of the proposed Alphaland Makati Place Project.

Incorporation of Alphaland Balesin Island Resort Corporation

September
Alphaland Balesin Island Resort Corp. (ABIRC) purchased LCT Regina Rosarii for the commercial operations of the Balesin project.

Alphaland Balesin Island Resort Corp. (ABIRC) purchased a parcel of land located in Barangay Angeles, Atimonan, Quezon, consisting of approximately 28,103 square meters in the amount of Php 8,402,000 to be used for the future projects of ABIRC.

October
Alphaland Balesin Island Resort Corp. (ABIRC) obtained approval of change of name from LCT Regina Rosarii to LCT Balesin.

January
The Philippine Economic Zone Authority (PEZA) approved the registration of alphaland pursuant to Presidential Proclamation No. 1692 dated 22 December 2008 declaring the proposed Alphaland Southgate building an Information Technology Ecozone. 

August
Alphaland launched the Alphaland Southgate Tower and Mall.  It is composed of the Alphaland Southgate Tower, a 20-storey modern structure clad in a glass curtain wall, and the Alphaland Southgate Mall, a six-storey podium which houses retail and casual dining establishments.

2008

January
Alphaland acquired unfinished structure on 9,497sqm property at the corner of EDSA and Chino Roces Avenue in Makati City from South China Resources, Inc. and the Puyat family. The property was developed into Alphaland Southgate Tower and Mall. 

The Securities and Exchange Commission (SEC) approved Alphaland’s increase in additional capital stock from P10,000, divided into 10,000 shares with the par value of P1.00 each to P1,000,000,000.00, divided into 1,000,000,000 shares with the par value of P1.00 each. 

May
Alphaland subscribed to 250,000 common shares each of Shang Global City Properties, Inc. (SGCPI) and Fort Bonifacio Shangri-La Hotel, Inc. (FBSHI) representing 20% of the outstanding shares of each of the said companies. SGCPI and FBSHI entered into an unincorporated joint venture agreement to construct a five-star hotel and high-end development  dubbed “Shangri-La at the Fort” at SGCPI’s land property in Bonifacio Global City, Taguig. 

June
Alphaland acquired Sime Darby’s 100% stake in Silvertown Property Development Corporation (SPDC), the leasehold owner of a 1 hectare property along Ayala Ave. Extension under the name of Boy Scouts of the Philippines (BSP). SPDC entered into a Joint Venture Agreement with the BSP to develop the property into Alphaland Makati Place. Alphaland acquired 2,400 square meters along Ayala Avenue, Makati City from Sta. Lucia Land, Inc. Due to current zoning height restrictions, Alphaland also acquired “air rights” from the owner of the adjacent property, which increased the gross floor area of the property from 38,400 square meters to 48,000 square meters. The property will be developed into Alphaland Makati Tower, a 35-storey premiere office building.

Alphaland acquired from Wendel Holdings, Inc. 10.25 hectares located  at Aseana Business Park, Parañaque City. Alphaland intends to contribute  this 10-hectare property into a 50-50 joint venture with D.M. Wenceslao  & Associates, Inc. for the development of Alphaland Bay City. 

November
Alphaland acquired 30 hectares situated in Silang, Cavite from Noblehouse  Construction, Inc.
